Rules and Regulations

Violations of these rules and regulations constitute grounds for a lease violation
notice and violation fees. Failure to remedy a violation, repeating a violation, or
committing a non-remediable violation may result in lease termination. Failure to
return possession after a lease termination may result in eviction proceedings.
Section 1: Resident Use of Common Areas, Grounds, and Parking Areas
1. Residents must keep common areas clean and clear of personal belongings or
trash; common areas are not to be used for resident storage or disposal of items
(this includes but is not limited to hallways, stairways, laundry rooms, yards,
sidewalks, parking areas, etc.)
2. Trash must be disposed of in the appropriate provided receptacles; no large
personal items or bulk trash may be left on the curb, sidewalks, yards, parking
areas, or city streets. If you must dispose of bulk trash items contact the city for
disposal instructions or take the item directly to the city dump
3. If the city agrees to pick up your bulk item you must inform our oce in writing
and the bulk item may only be left out on pick up day. If we are not informed
and the maintenance team picks up the debris, you will be billed back for these
charges.
4. Residents must clean up after pets and dispose of all pet waste in the
appropriate receptacle.
5. Parking passes, where required, must be prominently displayed on the vehicle
dashboard or vehicle front or back windshield (for residents and their guests).
Management & ownership is not responsible for the fees or damage of towed
cars.
6. Where required and at move-in, management will provide one free resident
parking pass. After that any parking passes will be replaced at the resident’s
expense. Only one parking pass per unit is allowed.
7. Guest parking pass requests may take a minimum of 72 hours to process; plan
to request passes ahead of time. Management is not responsible for the
expense of towed guests.
8. Management is not responsible for damage to vehicles parked in the provided
parking areas or using public street parking.
9. The laundry room is for resident use only.
10. Residents shall refer to the machine signage for issues with function or
payment.
